at Home Finders Realty, Inc., take pride in the services we provide to our clients. That is why we make the following commitments
to you when you list your home with our agency.
Upon Listing...
With your approval, We will put a lockbox on your home, assuring easy access by all Monmouth
Multiple Listing Service (MLS) Agencies. With your approval, we will place an attractive Home Finders sign on your
property. We will arrange for a professional photographer to take a color picture of your home. As soon as possible,
We will place your home in the MLS computer so that the information will be simultaneously available to all MLS
agencies across the county.
Advertising...
A color picture of your home will be placed in the Real Estate Book which is distributed
in Ocean and Monmouth counties as well as North Jersey, Staten Island and Brooklyn. Periodically, as required to
assure sufficient exposure of your home, we may advertise your home in other publications and media, e.g., The
Reporter, The Asbury Park Press, The Staten Island Advance or the Newark Star Ledger. We will place a color picture
of your home in the window of the Home Finders Realty office, which is located in the Grand Union Shopping Center
at the corner of Route 37 West and Bananier Drive. As required, to stimulate interest, We will prepare a flier
emphasizing the most important aspects of your home and circulate it to other Realtors and prospective buyers.
As necessary, and with your approval, We will hold an "open house" in an effort to attract buyers who
may be out searching for homes on their own.
Follow-Up...
We will have a "caravan" in which all the agents in our office preview the
house so that they are familiar with our inventory of homes. We will report back to you with their comments on
ways to enhance the sale of your home. We will maintain contact with you and report to you periodically about the
status of the marketing of your home. We will prepare a market analysis of your home so that you may compare your
experience with what is happening to similar homes in the area. We will provide feedback to you from agents who
have shown your home.
The Sale...
We will present all offers to you that we receive in writing.We will provide you with a
market analysis at the time we present the offer so that you can consider current data when making your decision.
We will coordinate all aspects of the sale between the parties and their attorneys and will do so until closing.
As required, we will make arrangements with the township for a certificate of occupancy(CO). We will arrange for
the transfer of the utilities. |
